Working with an existing site once used as a flower shop and green house, this plan reinforces the regard for community and the respect of nature. Concepts of “conservation development” are utilized by concentrating the density of built structures, roads and drives to least amount of area possible, thereby maximizing the open space of the site for natural and recreational purposes.
The project will feature smaller “right-sized” homes ideal for smaller families and older or retired adults grouped around a common courtyard with access to a green activity area along a beautiful natural riverfront. Each home will have an individual character through architectural design. Energy-saving design features, such as geothermal, solar and high efficiency insulation and windows, will be incorporated into the homes.
Unique and revered features of the greenhouse complex remaining on the site, such as the shrine and windmill would be maintained and restored. Best management practices for storm water control will be implemented such as, green roofs, gravel filtration strips for impervious parking, sheet flow of roof water to reduce velocity and volume of storm water into the Black River, and use of pervious paving for walkways.
